How To: Create a Professional-Looking Flyer in Minutes

An underutilized feature of Real Web Agent is the “Print Flyers” feature. This tool can provide you with impressively designed flyers that you can have ready to send for print in minutes. Thanks to our ever-improving technology, the process of setting up a flyer has been simplified to selecting from our wide range of templates. You can easily change the background watermark image using the “Select Category,” menu, and changing the flyer’s colour is as easy as selecting from the “Select a Colour,” menu.

What types of Print Flyers are available?

The common flyer types are For Sale, Just Listed or Sold, My Listings, My Recent Listings, Price Reduction and Open House. However, there are many other flyer types available such as My Resume, Annual and Monthly Market Overviews, Recent Testimonials, Recommended Services and more.

Let’s start by taking a look at the most commonly used flyer – Just Listed Multi-Photo.

The first step is to select a Listing. In this case, as I’m not a REALTOR©, I have opted to use an Exclusive Listing that I created for demonstration purposes. If you are using one of your own listings, they will appear on this screen. If you want to create a flyer for someone else’s listing, you need to select the “Search IDX Listings,” option, input your search criteria and then click Search.

After making the listing selection, I have two options. Either use “Publish” to immediately produce the flyer, or ”Preview / Edit” to make changes to it before publishing. I always recommend the latter, so let’s look at those steps next.

Once you’ve clicked Preview/Edit, you’ll encounter a screen similar to this –

Pre-defined fields will be auto-populated from the relevant listing. In this case, my listing was lacking  details so I went in and edited the fields, adding in content where necessary. (I find that editing the Flyer works best in Internet Explorer or Mozilla Firefox.)  If the information I entered was too long for the current text box, I would have to click and drag the edge of the box, making it large enough to fit all the characters I typed.

Next we move on to the Comments section. I have two one line comments; not very informative or helpful when trying to encourage people to buy this property.

Before I edit the Comments, I set the text alignment to Left Justified, which helps keep the text properly formatted and provides maximum writing space. Now I simply edited my description, rewording it as needed. Many board listings are riddled with abbreviations or misspellings or omitted features due to space limitations.  This is a good opportunity to improve the description by writing it in proper sentence case and plain English. This not only makes the content easier to read, but also more professional looking than if you had “Bdr, Lr/dr”, not to mention those dreaded references to “Elfs” being included with the house!

Next, we will look at the pictures of the property. The images in the flyer are NOT editable or interchangeable so, if you want to highlight pictures other than the first 4 of the listing, you’ll need to rearrange the pictures In your listing prior to accessing the Print Flyers section.

Finally, we look at the Contact Info section.  Notice on the screenshot below that I’m missing several fields of information, such as Mobile and Website.

In this case, I don’t want my mobile # to be on the flyer so I will delete the field completely by clicking on the text box, highlighting the text and pressing delete. I then dragged the Website field up to fill the space a bit. I also chose to remove a comma next to my name.

Presto! We are finished all the editing. Now it is time to review your document.  Everything looks good? Click Accept & Publish at the top.

At the “Publish” screen, if you are not automatically prompted to download or open the file, use the “Click here to download your document,” option. Either way, it is recommended that you always SAVE the document before opening it. You will need Adobe Reader v5.0 or higher to view the actual flyer, as it is created as a PDF.
